Condition: Very clean overall condition
General Condition
The welfare/site office unit is in excellent, clean condition throughout. The external body is straight and tidy, and the internal accommodation is particularly clean and well presented.
The unit is fitted out with:
• Canteen / seating area with tables and chairs
• Kitchenette
• Stainless-steel sink
• Microwave
• Kettle
• Under-counter fridge
• Storage cupboards
• Separate toilet compartment
• Toilet and hand-wash basin
• Heating
• Internal lighting
• Windows with blinds
• Electrical distribution/control equipment
• On-board diesel generator system
The interior, kitchen area, toilet facilities, walls, flooring, seating and fittings all appear to be in very good clean condition.
Items Missing / Defects Noted
During inspection of the rear generator/electrical compartment, the following items/issues were identified:
Three leisure batteries are missing from the battery compartment. Two small electrical/control modules are missing from the rear electrical area. A number of battery/electrical cables are left disconnected where the batteries/components have been removed. The generator access cover has been marked by hand stating:
“TESTED – GOOD ENGINE – ALTERNATOR – LIVE CABLE CUT.” Due to the missing batteries/modules and the cut/disconnected cable, the generator and complete electrical system have not been fully function-tested in their present condition. Overall Assessment
Apart from the items specifically noted above, the unit presents in excellent overall condition and is exceptionally clean internally.
There is no obvious significant damage to the main structure or internal welfare accommodation visible from the inspection photographs.
The principal issues are confined to the rear generator/electrical system: three missing leisure batteries, two missing modules/components and a cut/disconnected electrical cable.
These items should be replaced/repaired and the complete generator, charging system and electrical installation tested by a suitably qualified person before the unit is put into service.
